- Adani Defence & Aerospace and Embraer confirmed Dholera as the site for India's first commercial aircraft assembly line
- Dholera International Airport completed its first trial landing in June 2026
- A semi high-speed rail corridor connecting Ahmedabad to Dholera got Cabinet approval, cutting travel time to under an hour once built
- Gujarat's new Data Centre Policy specifically carves out extra incentives for Dholera-based projects
 
None of that guarantees land appreciation on its own, but it does mean the region isn't purely speculative anymore — there's real industrial employment and infrastructure spend landing in the same few years.
 
What I'd actually check before buying:
 
1. Confirm the plot has TP (Town Planning) scheme approval and NA/NOC clearance — this is the single most important verification step in Dholera specifically
2. Compare zones — areas closer to the activation area (like Bhangadh and Kadipur Village) tend to have more built-out trunk infrastructure than outer zones
3. Don't rely on a broker's word alone — cross-check title documents independently
